Our Philosophy
Rankings are only useful if they're trustworthy. We built our scoring system around verifiable, public data wherever possible. An agent's rank reflects their actual performance in the Carmel-by-the-Sea, California real estate market - not their marketing budget or who they know.
Scoring Criteria
Each agent is scored across five weighted dimensions:
Transaction Volume
Total dollar value and number of closed transactions in Carmel-by-the-Sea over the past 36 months. Sourced from public MLS records and county recorder data.
Client Reviews
Verified reviews aggregated from Google, Zillow, Homes.com, and direct submissions. We weight review recency and review depth, not just star count.
Carmel-by-the-Sea Specialization
Percentage of total transactions closed within Carmel-by-the-Sea city limits. Agents who work the broader Monterey Peninsula only occasionally rank lower than true Carmel-by-the-Sea specialists.
Neighborhood Depth
How concentrated and deep an agent's deal history is within specific Carmel-by-the-Sea neighborhoods, signaling genuine local expertise rather than regional generalism.
Experience & Tenure
Years licensed in California and years actively working the Carmel-by-the-Sea market. Experience is weighted less heavily than recent performance.
What We Don't Count
To keep rankings clean and trustworthy, we intentionally exclude several factors:
- Awards from brokerages - these are often self-reported or tied to production thresholds that favor high-volume generalists
- Social media following or marketing presence - not a proxy for client outcomes
- Agent-submitted testimonials - we only use reviews from verified third-party platforms
- Advertising spend - agents cannot buy rankings or placement
Update Frequency
Rankings are recalculated quarterly - in January, April, July, and October. Transaction data is pulled fresh each cycle. Agents who have not closed a deal in Carmel-by-the-Sea in the past 18 months are placed in an inactive status.
Disputing a Ranking
If you are an agent who believes your ranking is inaccurate due to a data error, you can submit a dispute with supporting documentation (MLS transaction IDs, DRE license number). We review all disputes within 30 days. We do not adjust rankings based on disputes without verifiable evidence.
